Design/Build isn’t a new approach to remodeling or construction in general. It is gaining in popularity, however,
particularly in the Kansas City market. Design/Build is a relationship based approach putting the client at the
center of the process and walking them through each step.
Clients are seeking out the complete package when it comes to their remodeling project.
They want to know the people doing the design, they want to know who is coming
in and out of their homes, and who they go to if they have questions or concerns.
As important as excellent design and quality building are independently, it is probably more
important how design and production are connected, how they interact, to make the process seamless for our clients.
It is important to note that Design/Build is very much a service rather than a product that you are purchasing.
Design
The Design portion is the key ingredient to the success of the project.
No project can ultimately be successful for the remodeler or the client if the design phase is not done well.
Plan decisions and product selections are changed in design much less expensively than they are in construction.
The Designer is responsible for the details
so that the production team can order and install the required materials and labor. Equally important,
the production department works closely with the Designer during the design phase to ensure that the
construction and structural issues are properly planned for.
Perhaps of greatest concern to the client
is staying on budget. One of the great advantages of Design/Build is the ability to price out the project
throughout the design phase to help clients make informed financial decisions. This works in favor of the homeowner
by eliminating unnecessary change orders from sub contractors.
Build
The first step of the Build phase is to have a signed, detailed, written contract. Final selections are then made
and items are ordered. Our project manager for the project meets with the designer to go over the plans.
The project manager now becomes the primary contact on the project. Since they are part of the company,
it’s a seamless flow between the two specialties. The designer is still involved to address any plan questions
or selection issues, and will be present to verify rough-ins, layouts, etc. are done according to the plan.
During this phase, your project takes shape. The craftsmanship of the carpenters really shines through. On site,
inspections, details, deliveries and installation are all taking place in a timely manner being managed by the Design/Build team.
Behind the scenes, production is handling scheduling, purchasing, coordination of employees, accounting and record keeping.
Remodeling encompasses a lot of tasks and duties. Design/Build has taken these tasks and duties into a comprehensive, cohesive package.
