Selecting a contractor is the toughest part of any remodeling project. Providing experienced, reliable and affordable
contractors to you is where we come in! We take the work out of finding the right contractors for you to consider.
We don't use just use any sub contractor, we work with associates instead of normal contractors.
Our associates have a history with us and are a selected group of companies that work together throughout the entire process.
We all know the value of a satisfied client and strive for that outcome. That's when you have your painter sometime touchup someone
else's work. This save time and money and allows for a closer working relationship with the homeowner and all our associates.
We also follow up with every homeowner to find out if our associates performed up to standard and above.
Being specific can save you money. The majority of the time spent, between when you first talk to your contractor and the
time you get a price goes to preparing your estimate, estimating costs are reflected
in your final project bid. Be specific - and most importantly be sure you are comparing apples to apples when reviewing
bids.
It is impossible for you to gauge the best estimate if each contractor is presenting you with proposals based on
different square footage, quality of appliances and products or scope of work. Have a written outline for the scope of
the work, the quality of the raw materials and the expectations for time involved to complete the project, so each
contractor bidding on your project is estimating the same work.
Hiring Home Improvement
A home renovation project can be a taxing experience, but there are ways to prepare for it and reduce the chaos.
Choosing the right contractor is the most important step in preparing for a major or minor renovation.
- Be sure to obtain written estimates from at least three contractors.
The estimates should all be based on the same building specifications, quality of materials, labor and time
needed to complete the project. Be certain you understand the reasons for any variations in the prices.
Don't automatically choose the lowest estimate.
- Make sure your contractor provides its customers with a lien release at the end of the project.
This is so improttant that you should have it written in the contract.
A lien release protects you from sub contractors or suppliers from coming back to
you for payment of unpaid bills or labor performed after they have paid their contractor in full.
- Ask for a list of previous clients for reference and call the clients to ask about the quality of work performed.
If possible, go look at the contractor's completed work. Also, contact the
Kansas City BBB to determine how long the company has been in business and if any complaints have been filed against it.
- Call and check with that office to be sure the contractor is licensed with the
Johnson County Contractors License , if required.
- Another important matter to consider is insurance coverage. Ask the contractor if the company is insured against
claims covering worker's compensation, property damage, and personal liability in case of an accident.
Then call to verify the contractor's insurance coverage after obtaining the name of the carrier and agency.
- Be suspicious if you're asked to pay for the entire job in advance. The down payment should be no more than one-third
of the total contract price. Don't sign a completion certificate for the job until after it has been inspected by city
building authorities and properly completed according to the contract.
